Our Full Management Service includes:

  

  • A visit to your property to provide a rent valuation and advice about letting your property.

  • Advice on EPC and compliance with the various safety regulations.  

  • Advertising your property on the Rightmove and our own website.  

  • Finding suitable tenants.  

  • Accompanying prospective tenants to view the property.  

  • Carrying out full reference and credit and Right to Rent checks.  

  • Drawing up of the tenancy agreement and if relevant, a guarantor agreement.  Arranging signature by the tenant and if applicable, the guarantor.  

  • Collecting and holding the damage deposit from the tenant.  Such deposit will be protected in accordance with the Government Tenancy Deposit Scheme rules.  

  • Arranging for an Energy Performance Certificate to be done (if required) (fee payable).  

  • Preparing an inventory and schedule of condition (if required) (fee payable).  

  • Arranging Rent Warranty Service, if required (fee payable)  

  • Checking the tenant into the property and going through the inventory (if required), obtaining the tenant’s comments and signature to the inventory.  

  • Obtaining gas, electricity (and if applicable, water) meter readings on check in.  

  • Checking smoke, smoke  & heat and CO2 alarms on check in.

  • Advising the local council of occupancy.  

  • Receiving rental payments monthly in advance, and paying you via direct bank transfer together with a detailed statement from our computerised management system.  

  • Carrying out mid term inspections of the property and reporting any problems to you.  

  • Arranging any minor necessary repairs or maintenance, and obtaining your consent for larger works.  

  • Maintaining a good relationship with your tenant.  Maintaining the property to certain minimum standards, satisfying all the tenant’s queries regarding maintenance and arranging renewals of the agreement as necessary.  

  • Checking tenants out at the end of their tenancy, agreeing the inventory (if required) and arranging to return the damage deposit.

  • Re-advertising, re-letting and continuing the process in order that your property remains tenanted to ensure optimum return from your property.  

LET & COLLECT

Our Let & Collect Service includes:

  • Drawing up the tenancy agreement and if relevant, a guarantor agreement.  Arranging signature by the tenant and if applicable, the guarantor.

Our Tenant Only Service includes:

  • Advertising your property on the Rightmove website, our own website and window displays. 

  • Finding suitable tenants.

  • Accompanying prospective tenants to view the property. 

  • Carrying out full reference and credit checks and Right to Rent checks. 

  • Drawing up of the tenancy agreement and if relevant, a guarantor agreement.  Arranging signature by the tenant and if applicable, the guarantor. 

  • Collecting the damage deposit from the tenant.  Such deposit will be transferred to the Landlord to be held in accordance with the Government Tenancy Deposit Scheme rules.

  • Arranging for an EPC to be done (if required) (fee payable).

  • Preparing an inventory and schedule of condition (if required) (fee payable). 

  • Checking the tenant into the property.

  • If an inventory has been requested, going through the inventory with the tenant, obtaining gas, electricity (and if applicable, water) meter readings and tenant’s comments and signature to the inventory.
