RELEVANT LETTING FEES & TENANT PROTECTION INFORMATION

As well as paying the rent, you may also be required to make the following permitted payments.
Permitted Payments
Before the tenancy starts (payable to J&H Lettings Ltd ‘the Agent’)
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent (holding deposit + 4 weeks rent)
During the tenancy (payable to the Agent)
For English properties:
Payment of interest for the late payment of rent at a rate of up to 3% above the Bank of England base rate
Payment for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax

Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Tenant protection
J&H Lettings Ltd is a member of Client Money Protect (CMP), which is a client money protection scheme membership no. CMP004317, and also a member of Property Redress Scheme (PRS), which is a redress scheme, scheme membership no. PRS001415.

​We use credit reference agencies to perform a credit check as part of your tenancy application referencing which includes your full credit report and score, alongside details of any current, historic or pending adverse credit, missed payments and defaults. The overall assessment could impact your referencing assessment so it is important to disclose all aspects of your credit behaviour at the point of application. If you have any concerns, you can speak to us directly. Failure to make material disclosures regarding your credit behavior could result in the loss of your holding deposit.
